The Builder 's market presence and sales volume in the Highland Park/Ft.Worth
market.

- Marketing Strategy. The objective is to expose your product to the most
potential buyer's possible. The marketing plan that will have the highest
possibility of bringing not only the most buyers, but also the most qualified
buyers to your doorstep may include a combination of the following:
- Conduct competitive analysis of competing builders in comparable price range and location. Ensure value and differentiation of product is clear to marketplace.
- Enlist marketing presentation, photograph and documents into MLS, NTREIS.net, Rapattoni, My Personal Web Sites (PeterPohls.com and Dallasblvd.com.com), Flyers, Reverse Prospecting, Mass Emails to Lenders & Agents, just listed E-post card, to ensure greatest exposure to Realtors and Clients.
- Ensure product offerings are advertised to drive by traffic, by signs, and flyers.
- Create weekend market activity by conducting open house in model home. Presents opportunity to engage prospective buyers on personal basis, create more activity and promotional opportunities.

- Direct Marketing campaign to high-end prospective buyers that match profile of previous customer.
- Qualification of Buyers. Time and money will be saved by The Builder Mortgage Company by making sure
that a qualified buyer presents the offer to you. There is no reason to review
an offer if the person(s) making it will not be able to actually buy the home
or lot. I will also be available to review the written offer to make sure that
it is written in proper way and covers necessary areas.
- Receiving and Review of Offers. Review
the written documentation taking care to note what needs to be
done by both parties to execute the transaction. Act as fiduciary
agent of The Builder in transaction and closing process with
The Builder Title Company.
- Sell. Coordinating all the necessary items that must be done to finalize sale. I will be directly involved and keep you informed as to the results of each action and what effect, if any, it will have on the sale of the property. I will also help you coordinate any actions you must take to keep the sale moving forward. There are some sales that go smoothly and some that require a lot of work to get to the closing table. Until you get into it, you won't know which one you have on your hands. Either way, I will prove to be a valuable resource to you.
- Pre-close preparation. I can save you time and money by making sure that all of the necessary documentation is prepared for closing. I will also make sure that all parties have done what they need to do so that the closing can proceed at the time and date planned.
- Closing. Time and money can be saved by me presence during closing to help explain the process and forms to you and make sure everything goes as planned. By being present during closing, I can meditate any last minute issues that may arise.
*** Contingency to sell. Will provide representation to buyer for sell the existing home for 3% plus
$99 per transaction fee when The Builder pays 3% commission on buyer's closing.
Benefit of this service is that it expedites the sell of the client's home and
allows greater control of entire transaction. *** Inputting Data in MLS. Will provide my services to input & mark product as pending or sold in MLS, Rapattoni, NTREIS .net, PeterPohls .com and Realtor.com for $99 transaction fee per Listing.
